Terms of Service

1. Agreement

By creating an account or using turnhouse.io (the "Service"), you agree to these Terms and our Privacy Policy. If you use the Service on behalf of a company, you represent that you're authorized to bind that company, and "you" means the company.

2. What the Service is

Turnhouse is a coordination platform for property turnover and maintenance work: posting and claiming jobs, estimates and bids, invoices and deposits, messaging, photos and documents, tenant request intake, and read-only links for tenants and owners. Turnhouse is a software tool — we are not a party to any work agreement between property management companies, vendors, tenants, or owners, and we don't perform, supervise, or guarantee any work coordinated through the Service.

3. Accounts and roles

• Property management companies subscribe to the Service and control their company workspace, including which staff, vendors, tenants (via links), and owners (via links) can see what.
• Vendors use the Service free of charge at the invitation of a property management company.
• Tenants and owners access job information through private links without accounts. Links are intended for the recipient only; whoever holds a link can view what it shows, so treat links like keys.
• You're responsible for your login credentials and for the accuracy of information you submit. You must be at least 18 to create an account.

4. Subscriptions, billing, and the guarantee

• Paid plans are flat monthly subscriptions by portfolio size ("doors" = active units under management, reported on the honor system). Current pricing is published at turnhouse.io/pricing.html and may change for future billing periods with notice.
• 30-day money-back guarantee: if you cancel within 30 days of your first payment, we'll refund that first payment in full on request.
• No long-term contracts: cancel anytime, effective at the end of the current billing period. Fees already paid (beyond the guarantee above) aren't refunded for partial periods.
• Vendor accounts are free and we do not charge vendors to receive work, submit estimates or bids, or get paid.

5. Text messages (SMS)

The Service can send transactional text notifications about jobs (for example: job posted, estimate approved, invoice paid) to users who provide a phone number and enable SMS in their settings, and to tenants who submit a request with their phone number. Message frequency varies with job activity. Message and data rates may apply. Reply STOP to any message to opt out, or HELP for help; you can also disable SMS in your account settings or contact support@turnhouse.io. Consent to receive texts is not a condition of any purchase.

6. Your data and your responsibilities

• Property management companies may upload property, tenant, and owner information to run their operations. You represent that you have the right to provide that information and to direct our processing of it as described in the Privacy Policy.
• You'll use the Service lawfully — including fair-housing, landlord-tenant, privacy, and telemarketing/SMS laws that apply to your business — and won't upload content that's unlawful, infringing, or malicious.
• Messages, events, and contact-attempt entries are timestamped records created by users. They document what users entered and when; we don't warrant that any record satisfies a particular legal or evidentiary standard.

7. Acceptable use

Don't misuse the Service: no unauthorized access, scraping, reselling, interfering with operation, misrepresenting your identity or authority, or using the Service to harass or spam. We may suspend or terminate accounts that violate these Terms, with notice where practicable.

8. Intellectual property

We own the Service, its software, design, and branding. You own your content (job details, messages, photos, documents, imported data) and grant us the license needed to host, process, display, and transmit it to operate the Service. "Turnhouse" and our roof logo are our trademarks. Other product names referenced (such as AppFolio, Rentvine, Buildium) are trademarks of their respective owners; references describe file compatibility only and imply no affiliation.

9. Disclaimers

The Service is provided "as is" and "as available." We don't warrant uninterrupted or error-free operation, and we make no warranties about work performed by any vendor, decisions made by any property manager, or the conduct of any user. Nothing in the Service is legal, financial, or professional advice.

10. Limitation of liability

To the maximum extent permitted by law, Turnhouse will not be liable for indirect, incidental, special, consequential, or punitive damages, or lost profits or data. Our total liability for any claim relating to the Service is limited to the amounts you paid us in the twelve months before the claim (or $100 if you paid nothing).

11. Termination

You can stop using the Service and cancel anytime. On request after cancellation, we'll delete or return your company's data as described in the Privacy Policy. We may suspend or terminate the Service for material breach of these Terms.

12. Changes

We may update these Terms as the Service evolves. If a change is material, we'll notify account holders (for example, by email or in-app notice) before it takes effect. Continued use after the effective date means acceptance.

13. Governing law

These Terms are governed by the laws of the State of Texas, and disputes will be resolved in the state or federal courts located in Bexar County, Texas.
